Yes, you can arrange a visit or you can chat with the owner of the property and also with the tenant who is currently living in the room: this will allow you to have important feedback that will give you the opportunity to choose the ideal room for you directly from your home without spending money and time on a trip just to view the house in advance.

How can I communicate with other tenants?

You will be able to start with them in total autonomy and transparency using the chat that you will find in your reserved area

Are the rooms on the site just like in reality?

Absolutely yes, we verify the adverts and guarantee their veracity. Furthermore, to guarantee transparency you will be able to chat with the student who is currently living in the room.

But is everything really free?

Yes, the service for students is completely free: you will only have to think about finding the right room for you

Ok, I found the right room. How do we proceed?

When you have found the ideal solution for you, you can make your proposal to the owner

How can I contact the advertiser?

You can write to the advertiser using the Chat that you will find in your reserved area

What documents are needed to conclude the agreement?

You will need to complete your registration by entering your details and attaching your identity document

How long does the contract last?

You can propose the duration of the contract to the advertiser based on your needs and based on the duration of your university course: furthermore, during your stay you can change the duration by withdrawing or extending your contract in agreement with the owner of your room

Do I have to register the utilities in my name?

ErasRoom advises its advertisers to offer all-inclusive prices: the choice of the fee and expenses related to utilities is always a decision of the advertiser. You will find everything explained in the description of the announcement

I've changed my mind. How do I cancel the contract?

Once you have booked a room you will have to make an agreement with the advertiser to be able to cancel it

How can I pay the deposit and monthly payments?

ErasRoom will allow you to make your payments directly on the platform using your credit card

For owners and advertisers

How do I place an ad?

Inserting adverts is really very simple: you simply have to follow the 3 steps of the "guided creation". Make sure you have images, videos and floor plans with you to attach to the advert. The more your advert is full of photos, videos and other important details, the easier it will be for a student to choose your property

How is the contract loaded?

The contract does not have to be attached but it will be the system that will compile the contract that you have previously chosen with your data, the cadastral data of the property, all the characteristics of the contract (duration, rent, security deposit, etc etc) and the data of your tenant.

What documents are needed to rent a property?

To upload your property to ErasRoom you will simply have to enter your data and the cadastral data of the apartment. We also suggest you include photos, videos and floor plans in the appropriate sections

Does the digital contract have the same legal value as the handwritten signature?

Absolutely yes: for the signature we use YouSign, the European leader in electronic signatures compliant with legal requirements. Thanks to a simple and fast procedure with OTP verification, you digitally sign with a service that respects data protection and complies with European regulations (eIDAS).

Can I ask tenants for references?

Of course, you can ask your potential tenants for all the information you deem necessary

How do I check the status of properties and payments?

ErasRoom guarantees the payment of the rent by your tenants and if you want you will have the opportunity to benefit from the partnership with Reale Mutua for any damages

What is the best offer for me?

You will be able to choose the best proposal for you in total autonomy by evaluating the various solutions according to your standards and principles
